MDA stresses need for serious due diligence process in Residence and Visa Programme for Malta

The Malta Developers Association welcomes with satisfaction Government’s decision to launch the Residence and Visa Programme for Malta.

Through this Government programme, more investors are going to be attracted to our country and encouraged to buy or rent quality property. At the same time the minimum price established for property will avoid competition with buyers for cheaper properties.

The MDA believes that in the areas where the scheme is going to be applicable there are a number of vacant properties, many of them abandoned and dilapidated. Through this scheme, the owners of these properties will be encouraged to refurbish them because they know that there is going to be a market to either sell or rent them. There is no doubt that this will lead to a further strengthening of the property market and, as a result, to further expansion of the country’s economy.

Despite all this, the MDA feels that it should stress the need for a serious due diligence process to ensure that those who have been accepted for this programme will be genuine people and that they have a clean legal record,so thatthe programme will be truly successful.

L-MDA tisħaq fuq proċess serju ta’ due diligence fil-Programm ta’ Malta dwar Residenza u Visa

Il-Malta Developers Association (MDA) tilqa’ b’sodisfazzjon id-deċiżjoni tal-Gvern li jniedi l-Programm ta’ Malta dwar Residenza u Visa.

Permezz ta’ dan il-programm tal-Gvern aktar investituri se jkunu attirati lejn pajjiżna u mħajjra jixtru jew jikru proprjetà ta’ kwalità. Fl-istess ħin il-minimu stabbilit tal-prezz tal-proprjetà se jevita kompetizzjoni max-xerrejja tal-proprjetajiet aktar irħas.

L-MDA temmen li fl-inħawi fejn se tkun applikata l-iskema hemm numru ta’ proprjetajiet vakanti, x’aktarx mitluqa u dilabitati. Permezz ta’ din l-iskema is-sidien ta’ dawn il-postijiet se jitħajru jirranġawhom għax jafu li se jkun hemm suq għall-bejgħ jew għall-kiri tagħhom. M’hemmx dubju li dan se jissarraf f’tisħiħ tas-suq tal-proprjetà u allura fi tkabbir tal-ekonomija ta’ pajjiżna.

Madankollu l-MDA tħoss li għandha tisħaq dwar il-bżonn li jkun hemm proċess serju ta’ due dilgence biex ikun assigurat li dawk li jkunu aċċettati għal dan il-programm ikunu nies ġenwini u b’record legali nadif sabiex il-programm ikun tabilħaqq ta’ suċċess.
