PropertyMalta Foundation holds national conference

Malta Developers Association (MDA) President Sandro Chetcuti, in his capacity as Chairman of the PropertyMalta Foundation, appealed to those attended the National Conference – Analysis of the Property and Construction Industry, last Thursday to come forward with ideas on how to improve the Malta property product.

“We can learn by combining our knowhow and work more professionally,” he said. Apart from taking part in its first international property fair in Cannes, France, last month, the PropertyMalta Foundation intends to launch an on-line campaign to reach different audiences. Read more »

MDA welcomes Government’s positive reaction to its proposals

The Malta Developers Association expresses its satisfaction that in the Budget for next year, announced today, Government has given due importance to the property sector as one of the main pillars of the Maltese economy.
MDA is pleased to note that Government is proposing to take steps about the two most pressing problems in connection with taxation that are currently seriously hindering the sale of property. These concern the issue on the 12% withholding tax on the selling price and the issue regarding property valuations made by government-appointed architects after the deed of sale.
The solutions to these two problems were among a list of steps suggested to Government in order to address the stagnation in the property market – proposals submitted in writing as well as during negotiations during meetings with the Hon. Minister of Finance and officials from his ministry.
MDA is satisfied that the government has acknowledged that its proposals were justified and made sense, to the extent that in the Budget it has announced important steps so that its proposals are positively accepted.
While appreciating that the raising of the ceiling up to which first-time buyers pay 3.5% stamp duty is a positive step, MDA feels that it would have been better if this stamp duty were completely removed in the case of those who are genuinely buying property for the first time.

L-MDA tilqa’ r-reazzjoni pożittiva
tal-Gvern lejn il-proposti tagħha

Il-Malta Developers Association (MDA) b’sodisfazzjon tagħraf li fil-Budget għas-sena d-dieħla, li ġie mħabbar illum, il-Gvern ta importanza lis-settur tal-proprjetà, bħala wieħed mill-pilastri ewlenin tal-ekonomija Maltija.
L-MDA tinnota bi pjaċir li l-Gvern qed jipproponi li jieħu passi dwar l-aktar żewġ problemi in konnessjoni ma’ tassazzjoni li bħalissa qed ikunu ta’ xkiel serju għal-bejgħ ta’ proprjetà. Dawn huma l-kwestjoni tat-taxxa (withholding tax) ta’ 12% fuq il-prezz tal-bejgh u l-kwestjoni dwar il-valutazzjonijiet ta’ proprjetà li jsiru minn periti mqabbda mill-Gvern wara li jsir il-bejgħ.
Is-soluzzjoni għal dawn iż-żewġ problemi kienu fost lista ta’ passi li l-MDA issuġġeriet li jittieħdu mill-Gvern biex jindirizzaw l-istaġnar fis-suq tal-proprjetà – proposti li saru bil-miktub kif ukoll f’negozjati li saru f’diversi laqgħat mal-Onor. Ministru tal-Finanzi u ma’ uffiċjali tal-ministeru tiegħu.
L-MDA hija sodisfatta ħafna illi l-Gvern irrikonoxxa illi l-proposti li għamlitlu kienu ġustifikati u jagħmlu sens, tant li fil-Budget ħabbar passi importanti biex dawn l-proposti jintlaqgħu b’mod pożittiv.
Filwaqt li tapprezza li ż-żieda fis-ceiling li fuqu l-first time buyers iħallsu 3.5% boll hu pass pożittiv, l-MDA tħoss li kien ikun aktar jaqbel li tneħħa kompletament il-boll fil-każ ta’ min ġenwinament ikun qed jixtri proprjetà għall-ewwel darba.
L-MDA jiddispjaciha tinnota illi s-suġġerimenti tagħha għal riforma fit-tassazzjoni fis-suq tal-kera u għal inċentivi fil-każ ta’ rinovament ta’ proprjetà dilapidata fiċ-ċentri urbani ma ingħatawx l-importanza li wieħed kien jistenna.
