National Conference : Analysis of the Property & Construction Industry

MDA satisfied AUM to use much less pristine land

The Malta Developers Association welcomes with satisfaction the American University of Malta project and notes that the Government took on board its suggestions, when it drew its attention that too much pristine land (90,000 m2) were to be used for this project.

With this final decision, as announced by the Government, a tangible compromise has been reached. Through the negotiated efforts, the intelligent use of land and public property have been achieved. This minimises the environmental impact and helps to achieve a regeneration of an abandoned and neglected property in Cospicua as well as creating a modern centre of learning in Marsascala, which is to be built on government land earmarked for development and taking up only 18,000 m2 of adjacent land.

This is a project that, without doubt, will leave a highly positive social impact on the people of this area. This would mean that the quality of life of society in the south of Malta will improve.

Despite all this, the MDA will be on the look-out to ensure that this project will be solely for the purpose of a university and not a residential or commercial project. The MDA therefore insists with the Government that the conditions imposed in the contract should be respected and not leave any room for public land to be used for speculative purposes.

Il-Malta Developers Association (MDA) tilqa’ b’sodisfazzjon il-proġett tal-Università Amerikana ta’ Malta (AUM) u tinnota li l-Gvern ta każ is-suġġerimenti li għamlet l-MDA fejn kienet ġibdet l-attenzjoni li kienet se tittieħed wisq art verġni u intatta (90,000 m2) għal dan il-proġett.

Bid-deċiżjoni finali, kif ħabbar il-Gvern, irnexxielu jagħmel kompromess tanġibbli. Permezz tan-negozjati, irnexxielu jagħmel proposta għal użu bil-għaqal minn art u proprjetà pubblika. L-impatt ambjentali ġie minimizzat u l-proġett issa jgħin biex tiġi riġenerata proprjetà abbandunata u mitluq f’Bormla kif ukoll joħloq ċentru modern ta’ tagħlim f’Marsaskala, li se jinbena fuq art tal-gvern li ġiet allokata għall-iżvilupp apparti minn art ta’ 18,000 m2 biss li tinsab viċin.

Dan hu proġett li, bla dubju, se jħalli impatt soċjali ferm pożittiv fuq il-poplu ta’ dawn l-inħawi. Dan ikun ifisser li se titjieb il-kwalità tal-ħajja tas-soċjetà fin-nofsinhar ta’ Malta.

Ma’ dan kollu, l-MDA se tkun attenta sabiex tiġi assigurata li dan il-proġett se jkun biss għal skop ta’ università u mhux proġett residenzjali jew kummerċjali. Għalhekk, l-MDA tinsisti mal-Gvern li l-kundizzjonijiet imposti f’dan il-kuntratt għandhom jiġu rispettati u ma jħallu ebda lok biex art pubblika tiġi spekulata.
